As we’re approaching the end of this year, here’s some local Real Estate Market information for the town of River Vale.  There are currently 43 homes on the market with a median listing price of $767,475. 

Last Month – Here’s What Happened!

·         8 River Vale Homes sold in November

·         The average Listing Price was $639,121

·         The average Selling Price was $596,564

      These numbers are deceiving, since one home, which was a short sale and in very poor condition, sold at significantly under the asking price.  Most buyers walked away from this home due to the amount of work which needed to be done. 

On average, homes in River Vale during the month of November sold for 93.68% of the asking price.

Let’s say you just spent the day house-hunting.   You’re taking walking tours of various wonderful homes in the area and contemplating all the possibilities your mind can imagine… yet at the end of the day, you find yourself having trouble differentiating between each home you just saw.  Which kitchen had the stainless steel appliances?  Which one had the custom tile work in the master bath?  Was it the one without the walk-in closet? 

Here’s a tip!  It can be very helpful to carry a small notebook with you as you visit the various homes during the day.  Give each home its own page, noting the price & address at the top of the page.   Some important factors to write down can be the style, color, or any major features that you find appealing or can help job your memory later.
