River Vale Market Information for December 2008

As we’re approaching the end of this year, here’s some local Real Estate Market information for the town of River Vale.  There are currently 43 homes on the market with a median listing price of $767,475. 

Last Month – Here’s What Happened!

·         8 River Vale Homes sold in November

·         The average Listing Price was $639,121

·         The average Selling Price was $596,564

      These numbers are deceiving, since one home, which was a short sale and in very poor condition, sold at significantly under the asking price.  Most buyers walked away from this home due to the amount of work which needed to be done. 

On average, homes in River Vale during the month of November sold for 93.68% of the asking price.

So let’s say you’ve found the house of your dreams!  After seeing a number of different homes on the market you come across a home with the right number of bedrooms & baths, an amazing family room & a wonderful living room!  As your mind begins to wander and you start imagining where you are going to place your furniture, you come across the kitchen which looks like it was built before modern conveniences were commonplace! 

Before you walk away thinking your dream home isn’t perfect anymore, it’s always a possibility to consider a kitchen renovation.  A contractor can offer professional advice on design, costs and all the infinite possibilities that accompany a renovation.  And while renovating completely can be a major undertaking (especially if you start knocking down walls!), redoing a kitchen can also just involve installing new appliances, cabinets, flooring, etc… and can be done in a shorter period of time and will cost substantially less.  No matter which way you end up going, it’s always good to remember that Kitchen renovations are smart investments!
